    The quality and type of soil on which the building is built are very important. The soil type differs from place to place. Clay-rich soil and black cotton soil are examples of some forms of soils which are not recommended for construction as they tend to expand, swell and shrink depending upon moisture or water. A soil test is conducted before the construction process begins. You can ask for a copy of the test from your developer.

    Structural Design:

    It may be difficult for you to rightly understand the structural design of the building. Take the help of an expert to determine the design created by the architect. It is important to assess the property thoroughly for the strength to resist the earthquake of a certain magnitude.

Usually, developers monitor the quality and strength of the concrete, but at times, it gets difficult to prepare the mix and check the concrete every time. In such cases, it is always better to opt for ready-mix concrete as an alternative.

    Exterior Structure:

    When builders construct a project, they usually provide it with good quality fittings. But, it should never be assumed, because sometimes, builders promise something and deliver something else. Always check if the fixtures such as bathroom fittings, electrical wires, etc. Bad quality start leaking after you move in. You should always look for the ISO mark given by the Bureau of Indian Standards on the fixtures for complete assurance.

    Buyers should look closely at the paint on the walls to determine its quality. Good paints not only for visual appeal but also give longevity to the walls and wooden surfaces. Cheap paints easily wear out and If you see the paint coming out of places, then ask the builder to repaint the entire thing. It is also an indication that the builder is probably not serious about using good quality materials and might have compromised on quality of building materials as well.
